Home watch in Bedford, Virginia
The owner. Former Force Recon Marine. Former insurance adjuster.
Checked like a recon patrol. Documented like a claim file.
Not every empty house is a lake house. In Bedford it is the snowbird's primary home, the house sitting dark through a long trip, the farmhouse out a country road with nobody around for a mile. Adam Sable lives here, and he checks those homes himself.
The empty-house problem, in town and out
Your house does not know you are on vacation
Bedford is the gateway to the Peaks of Otter and the Blue Ridge, and it is full of people who travel: retirees who winter in Florida, folks gone a month at a time visiting grandkids, owners of rural homes on acreage outside town. While they are away, the house keeps aging on schedule. Pipes still freeze in a January cold snap. Water heaters still let go at year nine. Storms still drop limbs, and a pile of packages on the porch still tells the whole road the house is empty.
The damage rarely announces itself. A supply line seeps under a bathroom sink for three weeks and ruins the floor and the wall behind it. A tripped breaker kills the heat and then the pipes. A mouse finds the gap nobody sealed. By the time anyone walks in, the repair bill has multiplied, and the first question from the insurance side is always the same: when was somebody last in this house?
Force Recon Home Watch is based in Bedford. This is Adam's home turf, the closest coverage he runs, and the fastest he can be at a house after a storm. He is the only person who ever enters your home: no employees, no subcontractors, no stranger rotation from a big company office in another town.
How it works
The same 30 point check, every visit
The walk-through
Front yard and driveway walked, roof and gutters checked from the ground, every door and window pulled, latched, and locked. Inside: thermostat, temperature, and humidity recorded, ceilings and walls checked for leak stains, sinks checked by hand, faucets run, toilets flushed, water heater checked, breakers and detectors tested, mail and packages brought inside.
The photo report
Within 24 hours of every visit you get a dated photo report: front, both sides, back, and interior overviews, with a notes line in Adam's own words about anything he handled at your house that day.
If damage is found
You get a call while Adam is still at the property, photos on the spot if you want them, and the full damage report the same day. That record is yours to hand your insurer: dated proof of when the house was last checked and what condition it was in.
Built for Bedford homes
Snowbird season, long trips, country roads
For snowbirds, the rhythm is simple: sign up before you leave, checks run while you are gone, and most clients pause for the summer and resume when they head south again. Before a long closing-down, a seasonal closing visit can shut the house down properly: water off, lines drained, traps protected, heat set. A seasonal opening in the spring brings it back the right way, water on slowly, every fixture checked for leaks before the house is left alone again.
Rural homes get the country version of the same care: propane and well equipment eyeballed, crawlspaces and outbuildings checked as add-ons when you want them, long driveways walked, and storm debris noted after every blow. In town, the little things matter just as much: mail brought in, porch packages cleared, a house that looks lived in instead of announced empty.
And if something small needs doing, he just does it: a limb out of the drive, a can set right, a package out of the rain. Repairs are never the service. Bigger jobs bill as the add-on they are, quoted first, with photos before and after.
Bedford winters deserve respect. Plenty of local homes run on propane or well water, with pipes running through crawlspaces that get cold fast when the heat dips. Adam records the thermostat, indoor temperature, and humidity on every report, so you can see the house holding steady week after week, not just take it on faith. If the heat ever quits between visits, the next check catches it in days instead of months, and you hear about it from the property, not from a neighbor who happened to notice.

Weekly checks at the same flat $100 per visit, for deep winter, storm season, or a house mid-sale.

Questions
Asked by Bedford owners
Do you need my name?
No. Plenty of owners keep their name out of it, and that is fine here. Adam needs the property address, an email for the reports, and a phone number for damage calls. Your name is yours to share or not.
What happens if you find damage?
You get a call while Adam is still at the property, even if you are three time zones away on a beach. He can live-video with you or send photos on the spot, and the full damage report reaches you the same day. It is yours to give your insurer: dated proof of when the home was checked and its condition. He documents. He does not negotiate claims.
What if something small needs doing?
If it is small and quick, Adam just handles it: a limb dragged out of the driveway, a tipped trash can set right, packages brought in. No charge. He is not a maintenance man, so repairs are not part of the service. Bigger jobs are billed as the add-on they are, with photos before and after.
Can I cancel?
Anytime. Month to month, no contract or fee, and any paid visit that is not delivered is refunded at $100 per visit. Snowbirds usually pause for the summer and resume in November. Cancel online from the Current clients page, right away or at the end of a month you pick, and your key comes back within 7 days.
