Home watch in Moneta, Virginia
The owner. Former Force Recon Marine. Former insurance adjuster.
Checked like a recon patrol. Documented like a claim file.
Moneta is the front door to Smith Mountain Lake, and most of its waterfront homes belong to people who live hours away. Adam Sable checks yours himself: a 30 point walk-through inside and out, dock and shoreline walked, and a dated photo report after every visit.
The Bedford County lake hub
Summer houses, empty addresses
Drive down Route 122 past Bridgewater Plaza and the Hales Ford Bridge and you are in the densest stretch of second homes on the lake: waterfront subdivisions, condo communities like Bernard's Landing, and cove after cove of houses built for summer. A large share of the owners live in Northern Virginia or down in North Carolina. They come up for long weekends and holidays, and the rest of the year the house just sits.
An empty house in a busy area has its own risks. Packages and mail pile up on the porch and announce to everyone driving by that nobody is home. A boat left on the lift takes every storm. A leak that starts in October is still leaking in March. And because Moneta homes are close together, one house's burst pipe or fallen tree has a way of becoming the neighbor's problem too.
Adam lives in Bedford, about twenty minutes from Moneta, and he does every visit himself. Not a crew, not a rotating employee from a big company, not a neighbor doing a favor when they remember. The same set of eyes, on a set schedule, with a written record of every visit.
How it works
What a Moneta visit covers
The walk-through
Every door and window pulled, latched, and locked. Leak stains checked on every ceiling and wall, sinks checked by hand with a flashlight, faucets run, toilets flushed, water heater checked for drips, thermostat and humidity recorded, breakers and smoke detectors checked, mail and packages brought inside.
Dock and shoreline
The dock is walked on every visit, not glanced at from the yard. Adam checks the shoreline, looks over the boat on the lift from the dock, and notes storm debris, dock lines, and anything that has shifted since the last visit.
The photo report
Within 24 hours you get a dated photo report, front, sides, back, and interior overviews, with Adam's notes on anything handled. If damage is found, you get a call while he is still at the property and the full damage report the same day.
Winter in Moneta
Two kinds of winter houses
Moneta owners split into two camps. Some winterize hard: main water off, lines drained, heat down, done until spring. Others keep the water on and the heat around 55 because they still come up for a quiet winter weekend now and then. Adam sets your checklist to match at the start of the season. At a winterized house he confirms the main is still off and every fixture is dry, and any moisture anywhere is a finding. At a water-on house he runs the water so it never sits stagnant in the lines. Either way, the thermostat reading is recorded on every report, because heat is what stands between a lake house and a frozen pipe.
If it is small and quick, he just handles it: a package left in the rain brought in, a deck chair the wind took reset, a limb dragged out of the drive. Bigger work, like a roof walk after a storm, is an add-on with photos before and after, quoted before it is done.
Coming up for a winter weekend? A pre-arrival prep visit, $75, gets the house ready before you roll in: water and heat set, toilets flushed, faucets run, lights on, and the full check done so you walk into a house that is already verified working. It is the add-on Moneta owners use most, because a Friday night arrival is the worst possible time to discover a burst line or a dead heat pump.
Pricing
One flat rate, no tiers
The minimum plan and the one most Moneta owners pick. A check every two weeks, each ending with a dated photo report.
For homes that sit fully winterized, or owners who want a tighter rhythm through the coldest months.
Weekly checks, same flat $100 per visit, for storm season or for a house with a history of plumbing trouble.

A one-time house check is $250: the full 30 point check, mail and packages brought inside, and a deluxe photo report with a written summary of findings. Add-ons stack at flat prices: roof walk $150, attic check $50, crawlspace check $75, seasonal opening or closing $250 each.
Questions
Asked by Moneta owners
Do you need my name?
No. Plenty of owners hold their lake house in an LLC and keep their name out of it, and that is fine here. Adam needs the property address, an email for the reports, and a phone number for damage calls. Your name is yours to share or not.
What happens if you find damage?
You get a call while Adam is still at the property. He can live-video with you or send photos on the spot, and the full damage report reaches you the same day. It is yours to give your insurer: dated proof of when the home was checked and its condition. If your adjuster visits, Adam can open the home and answer factual questions about his visits. He documents. He does not negotiate claims.
What if something small needs doing?
If it is small and quick, Adam just handles it: a limb dragged out of the driveway, a tipped trash can set right, packages brought in off the porch. No charge. He is not a maintenance man, so repairs are not part of the service. Bigger jobs are billed as the add-on they are, with photos before and after.
Can I cancel?
Anytime. Month to month, no contract or fee, and any paid visit that is not delivered is refunded at $100 per visit. Plenty of Moneta clients pause over the summer and resume in November, but that is your choice.
