Home watch in Huddleston, Virginia

The owner. Former Force Recon Marine. Former insurance adjuster.

Checked like a recon patrol. Documented like a claim file.

Huddleston is where the lake slows down: wooded lots, long driveways, and houses that can sit truly untouched from the last warm weekend to the first one in spring. Adam Sable walks yours in person, on a schedule, so untouched never means unchecked.

Past the state park

Quiet shoreline, long empty months

Huddleston sits on the lake's rural eastern side, anchored by Smith Mountain Lake State Park and miles of wooded shoreline. Below the dam, Leesville Lake stretches off in the other direction. The houses out here are spread apart, down gravel drives and under tall trees, and a lot of them are second homes or family places that get used hard in summer and then closed up for the year.

That quiet is the whole appeal, and it is also the risk. There is no neighbor close enough to notice a problem, and nobody driving past your gate every day. A roof leak can stain through two ceilings before spring. Animals work at soffits and vents undisturbed. A well pump or pressure tank problem, common on rural Huddleston properties, can quietly flood a utility room. And when a winter storm drops limbs across a long driveway, the house behind them is cut off until somebody goes and looks.

Adam lives in Bedford and runs Huddleston as part of his home turf. He is the only person who ever enters your home, every visit follows the same 30 point check, and every visit ends with a dated photo report, so even a house that sits untouched for six months has a paper trail of eyes on it the whole time.

How it works

The 30 point check, Huddleston edition

01

Outside first

The yard and driveway are walked, roof and gutters checked from the ground, storm damage looked for on every side, and the dock and shoreline walked. Every door and window is pulled, latched, and locked, and checked for any sign of forced entry.

02

Inside, by hand

Thermostat, temperature, and humidity read and recorded. Every ceiling and wall checked for leak stains, under every sink checked by hand with a flashlight, water heater and well equipment checked for drips, faucets run, toilets flushed, breakers, smoke and carbon monoxide detectors tested, and every room checked for pest signs, mold, and odors.

03

The photo report

Within 24 hours you get a dated photo report with front, side, back, and interior photos and Adam's notes from the visit. If damage is found, you get a call while he is still at the property and the full damage report the same day.

Set for the season

Winterized, or water on: your house, your checklist

Most Huddleston second homes winterize fully: water off at the inside shutoff, lines drained, antifreeze in the traps. At those houses Adam's winter job is verification: the main stays off, fixtures stay dry, toilets hold antifreeze, and the thermostat reading on every report proves the heat is holding. Any moisture, anywhere, is treated as a finding, because at a drained house water only shows up when something is wrong.

Houses that keep the water on for winter weekends get the working version of the check instead: faucets run, toilets flushed, lines exercised. Adam never turns water on at a winterized house mid-season. Bringing a house back to life is the seasonal opening, done once, on purpose, in the spring.

Small things get handled on the spot: a limb across the driveway dragged clear, a tipped can set back up, packages carried in out of the weather. Repairs are never the service, and bigger jobs bill as the add-on they are, with photos before and after.

The two biggest days of the Huddleston year are the closing and the opening. A seasonal closing, $250, is the full shutdown done as one deep visit: water off and lines drained, traps filled with antifreeze, water heater handled for a house that will sit unheated, filters changed, screens and storm doors set, and the whole 30 point check on top of it. The seasonal opening in spring reverses it, water back on slowly, every fixture watched for leaks, the house proven sound before it is left alone again. Houses on the Leesville Lake side below the dam are covered on the same terms.

Questions

Asked by Huddleston owners

Do you need my name?

No. Plenty of owners hold their lake house in an LLC and keep their name out of it, and that is fine here. Adam needs the property address, an email for the reports, and a phone number for damage calls. Your name is yours to share or not.

What happens if you find damage?

You get a call while Adam is still at the property. He can live-video with you or send photos on the spot, and the full damage report reaches you the same day. It is yours to give your insurer: dated proof of when the home was checked and its condition. If your adjuster visits, Adam can open the home and answer factual questions about his visits. He documents. He does not negotiate claims.

What if something small needs doing?

If it is small and quick, Adam just handles it: a limb dragged off a long driveway, a tipped trash can set right, packages brought inside. No charge. He is not a maintenance man, so repairs are not part of the service. Bigger jobs are billed as the add-on they are, with photos before and after.

Can I cancel?

Anytime. Month to month, no contract or fee, and any paid visit that is not delivered is refunded at $100 per visit. Most lake clients pause for the summer and resume November 1, but that is your choice.
