Questions
More straight answers
The five quick answers are on the homepage. These are the rest.
Do you need my name?
No. Plenty of owners hold their lake house in an LLC and keep their name out of it, and that is fine here. Adam needs the property address, an email for the reports, and a phone number for damage calls. Your name is yours to share or not.
Are you a property manager?
No. Watch only: walk-throughs, visit reports, and fast alerts. No renting, tenants, or bookings.
What if something small needs doing?
If it is small and quick, Adam just handles it: a limb dragged out of the driveway, a tipped trash can set right. No charge. He is not a maintenance man, so repairs are not part of the service. Bigger jobs are billed as the add-on they are, with photos before and after. Adam does not clean, do laundry, or reset the house between guests; he checks it and reports how it was left.
What happens if you find damage?
You get a call while Adam is still at the property, even if you are three time zones away on a beach. He can live-video with you or send photos on the spot, and the full damage report reaches you the same day. It is yours to give your insurer: a dated record of when the home was checked and its condition. He documents. He does not negotiate claims.
Does this keep my insurance coverage in force?
Your insurer decides claims, no one can promise an outcome. Some policies limit coverage when a home sits empty too long. Visits at least every two weeks mean it never sits unchecked for long, and every visit leaves a dated Visit Report.
Why only one person? What if you are sick or away?
One person is the product, so you always know who was inside. If a visit must move a day, Adam tells you directly in advance.
